Delivery priorities for Mixed-Use Developments

Define shared and dedicated systems

Map the services, circulation and support spaces shared by different uses. Agree design assumptions with the owner and operators before packages are released. A change in one use should be assessed for its consequences elsewhere in the development.

Align tenant interfaces with the baseline

Record the information tenants must provide and the limits of developer provision. Coordinate fit-out access with life-safety, utilities and common-area readiness through the responsible specialists. Track enabling works separately from tenant construction progress.

Compare phasing and cost choices

Test whether proposed handover phases can function independently. Use programme and quantity information to assess the effect of changing the use mix or releasing areas early. Make temporary works and later-phase disruption visible in the decision.
